Drain Cleaning
Clogged kitchen sinks, slow bathroom drains and backed-up basement floor drains.
Water in the basement or garden unit after a storm, from a backed-up floor drain or from a failed pump. We find where it's coming from, fix it and help keep it from happening again. Our office is on Diversey Parkway. Open 24/7.

Usually one of these:
Chicago's combined sewers push water back.
Water comes through walls or the floor.
Sump or ejector.
Plumbing water.
Chicago's sewers carry rainwater and sewage together, and MWRD says two-thirds of an inch of rain in an hour can overwhelm them.
Living space below grade takes the first hit.
They need different fixes.
We figure out which one you have.
Some basement water is a plumbing problem and some is a foundation problem. We handle the plumbing side: backflow valves, standpipes, overhead sewer systems, sump pumps and battery backups.
If water is coming through cracks in old foundation walls, a waterproofing contractor is the right call, and we'll tell you so. In Chicago, the sewer side is often the bigger problem.
Stop the water, then stop the next one.
Clear the line or fix the pump.
Sewer, groundwater or plumbing.
Flat rate.

For a below-grade apartment, protection works in layers. Keep the patio, stairwell and gangway drains clear. Make sure the sump pump has a battery backup. If sewer water has ever come up the floor drain, consider an overhead sewer, which keeps the unit separate from the city sewer during storms. In a condo building, these are usually association decisions, so we provide footage and a written plan.

"Updating to also call out Emanuel and Gio, who worked on lining our 110 year old sewer for the past two days. They were flexible, friendly, and professional. No one wants to deal with plumbing issues so we’re thanking for the people who do! 5 stars for Shane Waychoff! He rescued us from a small sewage issue in our basement. [...]"
"Both technicians, Thomas Maloney and John Hogan, were very professional, knowledgeable, and friendly. I would recommend J. Blandon Plumbing. Services Sump pump installation"
