Drain Cleaning
Slow, gurgling or backed-up drains in kitchens, bathrooms and basements.
A drip under the sink is easy to spot. A leak in a wall, under a floor or along the water line isn't. We track leaks down, fix them and give you a flat price before any work. From our office on 185th Street.

Hidden leaks give themselves away slowly:
Water use jumps and nothing changed at home.
Ceiling stains under an upstairs bathroom point to a leaking drain, supply line or toilet seal.
Wet spots in a finished basement with no rain to blame.
Everything off, and the meter still moves.
From a dripping trap to a split water line:
Faucets, shutoffs, supply lines and traps. See faucet repair.
Found with as little opening up as possible.
Including the line to an outdoor spigot that split over the winter.
About 8 in 10 Tinley Park homes are 17 to 56 years old. That's when original fittings, valves and seals start to give out.
Copper from the 1970s through the 1990s can develop pinhole leaks, and the fittings and valves wear out.
In two-story homes, a slow leak from a toilet seal or tub drain shows up as a ceiling stain in the room below.
A spigot line can split in a January cold snap and not leak until spring. See burst pipe repair.
Finding the leak is half the job.
So any opening is small and in the right place.
One number before work.
Covered while we work, cleaned up after.

They tackled a very challenging pipe replacement job in our basement, and from start to finish, they were professional, skilled, and incredibly thorough. The space was tight, the old piping was a mess, and there were unexpected complications along the way but they handled everything with confidence and expertise. [...]"

"Ty was awesome. Not only did he find the problem more accurately than previous people who came out, he fixed it same day and explained everything in detail with a great personality and an accommodating demeanor. I couldn’t be happier with the work that he did and how he did it."
Turn off all fixtures and watch your meter. If it moves, you likely have a leak.
Turn off every fixture and check your water meter. If the meter keeps moving, water is going somewhere. Other signs include a higher water bill, stains, bubbling paint, soft floors and a musty smell.
Usually a leaking toilet seal, tub drain or supply line above it.
A ceiling stain under a bathroom usually means a failed toilet wax ring, a leaking tub or shower drain or a supply line dripping inside the wall. We find which one before opening the ceiling.
One leak on sound pipe is a repair. Repeat leaks on old pipe may mean replacing the section.
A single leak on otherwise sound pipe is usually a repair. If the pipe is old galvanized steel or keeps leaking in new places, replacing the section can save you from repeat repairs. We'll explain both options.
It depends on where the leak is and access. You get a flat price first.
It depends on where the leak is, how easy it is to reach and what needs replacing. We give you a flat-rate price before any work begins.
