Water Heaters
Repair and replacement for tank and tankless water heaters that leak, make noise or run out of hot water too fast.
A clay lateral under a Victorian near the Fox River, a sag under a newer west side home or a backup that keeps coming back. We camera the line, show you the problem and give you a flat price for the repair before anything starts. Our office is on Campbell Street, close to downtown Geneva.

These are signs of a damaged pipe, not just a clog:
If a cleared line backs up within months, something in the pipe is catching debris.
A basement shower or floor drain that bubbles when upstairs fixtures run.
Soil settling into a broken section leaves a dip in the lawn or walk.
Cracks, roots, offset joints or a sag.
Geneva's homes range from the 1840s to today. About 1 in 10 was built before 1940, and more than 4 in 10 after 1990.
Most houses in the Central Geneva Historic District were built between 1840 and 1900. Lines that old are usually clay, often repaired in pieces over the decades, and every joint is a way in for roots.
The tree-lined blocks near downtown are beautiful, and the roots under them go straight for sewer joints.
Homes between the historic core and the newer subdivisions often have older materials that are now close to 50 years old or more.
West side homes from the 1990s and 2000s have PVC lines, but sections can sag where the soil settled after construction.
From our Campbell Street office, sewer work always starts with the camera.
We camera it from the cleanout to the main and mark every problem's distance and depth.
A spot repair for one section, lining or replacement for a failing line, with the footage to back it up.
Before any digging or lining.

Once we know what's wrong, there's usually more than one way to fix it. Which method makes sense depends on the pipe's condition, location, and how it failed.
| Method | What It Involves | Typical Disruption |
|---|---|---|
| Trenchless Pipe Lining | A resin-coated liner is pulled through the existing pipe and cured in place, creating a new pipe inside the old one. | Minimal digging, usually just small access points |
| Trenchless Pipe Bursting | A new pipe is pulled through the old one while a bursting head fractures the old pipe outward to make room. | Minimal digging, works even when the old pipe is badly damaged |
| Traditional Excavation (Spot Repair) | The damaged section is dug up and replaced directly. | More digging, but sometimes the only option depending on damage location and access |
Historic Geneva lots often have mature trees, brick walks and garden walls over the sewer path. The camera tells us which method protects them.

"Was a major bit of sewer repair, but could not have been more pleased with the professionalism and congeniality of Richard and his team. They explained every step of the process as it was being done, and were more than happy to answer questions."
"We had a good experience with Mike. He inspected our sewer line and showed us the camera footage and clearly explained the sewer relining repair we needed. Mike was knowledgeable and helpful. All in all a good experience."
"Updating to also call out Emanuel and Gio, who worked on lining our 110 year old sewer for the past two days. They were flexible, friendly, and professional. No one wants to deal with plumbing issues so we’re thanking for the people who do! 5 stars for Shane Waychoff! He rescued us from a small sewage issue in our basement. [...]"
Possibly as old as the house, with patches over the years.
It could be original clay pipe or a mix of sections replaced over the decades. A camera inspection shows exactly what's down there before you spend anything.
Often, with trenchless methods.
Often. Trenchless repair works through small openings, so mature trees, brick walks and garden beds can usually stay in place.
Yes. Check it on camera before the new floor goes in.
Yes. If you're finishing or remodeling a basement in an older Geneva home, camera the line and the drains under the floor first. Fixing a broken pipe before the new floor goes in costs far less than tearing it up later.
Usually the owner, from the building to the main.
Usually the property owner, from the building to the public main. If the problem is in the main, we'll tell you.
That depends on the damage and the method. You'll approve a flat price first.
It depends on what the camera finds, how deep and long the damaged section is, the method and what's on top of it. You'll see and approve a flat-rate price before any work begins.
